Manufactured/Mobile Homes - Titling Options

Title: Owners may apply for a title just like a motor vehicle.

Title Elimination: Owners may eliminate title and record the home with their land as real property (RCW 65.20.030 Clarification of type of property and perfection of security interest; WAC 308-56A-505(1) Elimination of manufactured home title-eligibility), or

Remove Title Elimination: Owners may have their manufactured home removed from real property tax roles and re-title it (WAC 308-56A-505(2) Elimination of manufactured home title-eligibility).

Manufactured Home Movement: Owners may move their manufactured home with a move permit which can be obtained fro the County Assessor. Requirements vary depending on whether the manufactured home is real or personal property.

Mobile Home Transfer of Ownership

Documents Required for Mobile Homes That Are Not Being Moved:
* Washington State Title or Affidavit in Lieu of Title with proper signatures
* Excise Tax Affidavit from the County Auditor's Office
* Notarized signature of every registered name to be shown on the new title
* Name and address of lien holder
* Proof from the Assessor-Treasurer that property taxes are paid.

Documents Required for Mobile Homes That Are to be Moved:
* Washington State Title or Affidavit in Lieu of Title with proper signatures
* Proof from the Treasurers Office that the property taxes are current
* Notarized signatures of every registered owners name to be shown on the new title
* Name and address of lien holder
* Sales tax is due on the purchase price.
